To my fellow realtor friends, let me explain why it can take time to get your client’s finance letter:

👉🏻Expecting your client’s finance letter AS SOON as the client is approved would be like putting a sold sign as soon as the accepted offer is signed BEFORE all conditions are met= BAD idea. 😅

The financing date is there for a reason. To give the client/mortgage broker/lender time to get all documents reviewed and signed off on. This helps minimize any surprises before closing 🤡… and if there is something that does come up, it is usually always figureoutable.

The difference of pre-approval vs approval is that once there is an approval, the lender reviews ALL the documents and ask questions, and sometimes ask for more documents if it’s not all clear/straighforward, or paper trail/documentation showing where big deposits in accounts come from while confirming down payment, or if money was switched to one account then transfered to another then another etc we need to collect the goose chase of paper trail 🙃 of client’s 5 accounts following the money along for the last 90 days and proof of all big deposits. Those are all things that come up before you get your finance letter.

This is all to make sure that what was sent in the application actually matches what is on paper. You’d be surprised how many things can differ. It can be quite the ride 🎢 BUT that’s what we’re experts in…figuring out how to get your file to the finish line.

4 years ago we rented a cottage on a lake. We fell in love with hanging out on the dock. It was the most relaxing vacation we had ever had as a family. We felt at home and at peace. It planted a seed for our vision of what we wanted to replicate for our family.

I read an obituary this morning of someone I didn’t know (that many people around me, knew) it seemed she lived her life to the fullest having done SO MANY totally different things (pilot, bar manager, lawyer, musician etc) she touched so many lives and everyone adored her. I can tell she was an epic human. 🫶

…that hit me as a reminder to have fun. Enjoy the micro moments. Create your happiness. Life is meant to be lived. ✨💃🏻

Sometimes there is no logic, only intuition. ✨❤️

Lately, I’ve been working on listening more to my internal compas, intuition and cues. Turning down the external noise to turn up what is going on inside myself. 🎶🏞️

…this past month has felt like a setback in my fitness journey. I injured my neck/back and wasn’t able to turn my neck let alone go to the gym.

It’s a TOTALLY different answer for:
-term/contract
-self employed
-seasonal
-casual
*side note - In most of these cases listed, you need a 2 year average at job (or same line of work) to use your income in the application with a traditional bank. 🤓

Keep in mind, there are so many different situations and details that can make a difference in an application. Sometimes a spouses’s income will be enough to qualify. Or some lenders can make certain types of exceptions depending on the type of application…

The mortgage world is complicated and can be different for each person which is why speaking to a Mortgage Broker who knows the ins and outs of that world and all of the products available will tell you what YOU need to know.
